Living in western Colorado comes with a lifestyle most people wouldn’t trade for anything. It also comes with a specific set of risks that a standard national policy isn’t always written with in mind. Here’s what actually matters for residents across Grand Junction, Fruita, Delta, and the surrounding area.

Hail and home insurance gaps

Colorado ranks second in the country for hail insurance claims, and hailstorms are the most expensive insurance catastrophe in the state. Grand Junction and Mesa County residents are not immune, and hail damage is one of the most common reasons local homeowners file claims.

What many people don’t realise is that wind and hail damage in Colorado often carries a separate, higher deductible on top of your standard policy, either a flat dollar amount or a percentage of your coverage. It is worth reviewing what yours actually says before you need to use it.

Flood ISN’T always included in your policy

Flood damage is one of the most common and costly natural hazards in Colorado, and it is not covered by a standard homeowners or renters insurance policy.

Flooding can happen through heavy rainfall, snowmelt, or isolated flash floods, and properties near the Colorado and Gunnison rivers carry real flood risk. Separate flood coverage is available through the National Flood Insurance Program (NFIP), and we can help you get it in place.

Earthquake coverage is a gap worth closing

Standard home policies also exclude earthquake damage. Western Colorado has a history of seismic activity linked to oil and gas extraction, and earthquake coverage is often inexpensive relative to the risk it covers.

Manufactured and mobile Home Policies

A significant portion of housing across Mesa, Delta, and Montrose counties is manufactured or mobile homes, and these cannot be covered under a standard homeowners policy.

They require a dedicated manufactured home policy. If you are currently using a homeowners policy to cover a manufactured home, it is worth double-checking what you are actually protected against.

Recreational vehicle country

ATVs on the Kokopelli Trails, boats on Highline Lake and Ridgway Reservoir, motorcycles on Highway 141 and the Grand Mesa Byway, RVs and campers heading into canyon country. Standard auto policies do not extend to most of these. Each needs its own dedicated coverage, and many residents find out only after something goes wrong that they were not protected.

Renters across the Grand Valley

If you rent a home or apartment in Grand Junction, Fruita, or Delta, your landlord’s policy covers the building structure and nothing else.

Renters insurance in Grand Junction typically costs between $130 and $250 per year, making it one of the most affordable and overlooked types of cover available.

Frequently Asked Questions About Personal Insurance in Western Colorado

Does my homeowners insurance cover flood damage?

No. Homeowners and renters insurance does not cover flood losses, regardless of how comprehensive your policy is. Flood insurance is only available through a separate policy, either via the National Flood Insurance Program (NFIP) or a private flood insurer. Federal disaster assistance is also not a reliable substitute, as it is only triggered by a Presidential Disaster Declaration, most flood events do not qualify, and any assistance typically comes as a loan that must be repaid. If you live near the Colorado or Gunnison rivers, or in an area that has seen wildfire activity in recent years, it is worth a conversation about flood cover.

Does my homeowners insurance cover earthquake damage?

No. Damage caused by earthquakes is not covered in a standard homeowners or renters policy and needs to be purchased separately. One important detail for western Colorado residents: most earthquake policies only cover naturally occurring earthquakes.

Damage attributed to oil and gas production activity, including fracking, may not be covered depending on how your policy is worded. If this is a concern for your area, it is worth asking us to check the specific terms of any earthquake policy before you take it out.

My home insurance premium has gone up a lot. Is that normal in Colorado right now?

Unfortunately yes. Colorado holds one of the highest average homeowners premiums in the country, up roughly 58% since 2018, driven by hail claims, wildfire risk, and rising construction costs. Some carriers have also been tightening their underwriting criteria or pulling back from the Colorado market entirely, which reduces competition and pushes rates up further. As an independent agency we work across multiple carriers, which means when one insurer raises your rate at renewal, we have other options to compare it against without you having to do the legwork yourself.

What is the difference between actual cash value and replacement cost on a home policy?

It is an important distinction. Actual cash value reimburses you for the value of your property at the time of the claim, accounting for depreciation. Replacement cost coverage reimburses the full cost of replacing the item with a new one.

On a roof, for example, actual cash value might pay out far less than what a new roof actually costs, leaving you to cover the difference. Replacement cost cover costs a little more but means you are not left out of pocket after a claim. We will always flag which type is in a policy we are recommending so you know exactly what you are getting.

I rent my home. Does my landlord’s insurance cover my belongings?

No. Your landlord’s policy covers the building structure and their own liability as a property owner. It does not cover your personal belongings, your personal liability, or your costs if a covered event forces you to temporarily relocate.

A renters policy covers your personal property and belongings in the case of fire, theft, and other covered perils, as well as personal liability and additional living expenses if your rental becomes unlivable. Renters insurance in Grand Junction is typically very affordable and one of the most overlooked types of cover available.

Does my home or auto policy cover my ATV, boat, or RV?

Almost certainly not in full. Standard homeowners policies have very limited coverage for recreational vehicles and watercraft, and standard auto policies do not extend to ATVs, UTVs, motorcycles, or trailered boats used off the road. Each type of recreational equipment typically requires its own dedicated policy to be properly covered for damage, theft, and liability.

Western Colorado is some of the best recreational vehicle country in the state, and it is one of the most common coverage gaps we see locally. If you are not sure what your current policies cover, bring them in and we will go through them with you.

Does my homeowners policy have a separate deductible for hail damage?

Possibly, and it is worth checking. In Colorado, wind and hail damage often carries a separate, higher deductible on top of your standard policy, either a flat dollar amount between $2,500 and $10,000 or a percentage of your total coverage amount.

This means a significant hail event could result in a much larger out-of-pocket cost than your standard deductible suggests. Colorado ranks second in the country for hail insurance claims, so this is not a theoretical risk for Grand Junction and Mesa County residents. We will always point this out when reviewing or recommending a home policy.

My insurer has cancelled my home policy or is no longer offering cover in Colorado. What do I do?
