Mobile home or manufactured home? The difference matters

The two terms get used interchangeably, but insurers and lenders draw a line between them, and it comes down to one date.

Homes built after June 15, 1976 are officially “manufactured homes,” built to the federal HUD Code and carrying a HUD certification label (the “HUD tag”). The word “mobile home” was the common term before 1976, when Congress adopted “manufactured home” in its place. In everyday use, people still say mobile home, and that’s fine, but the build date can affect how your home is rated and what coverage options you qualify for.

What mobile and manufactured home insurance covers

Newer homes often qualify for replacement cost coverage, which pays to repair or replace damage without subtracting for depreciation. Many older mobile homes are instead written on an actual cash value basis, which factors in depreciation, so a claim payment reflects the home’s current value rather than the cost to build new.

How you hold the land changes how your policy is set up.

  • You rent a lot in a manufactured home community. You insure the home and your belongings, while the community owns and insures the land. Many communities require residents to carry coverage, and lenders almost always require it on a financed home.
