Independent Insurance Agent, Grand Junction, CO

Hotel and Motel Insurance in Colorado

A lodging property is one of the more demanding risks to insure. You are running a building, a business, and a place where the public sleeps, all at once, and the insurance market for it has tightened enough that the state has taken a formal interest.

Bird Family Insurance works with hotel, motel, and lodging owners across Grand Junction, Fruita, Palisade, Delta, Montrose, and Rifle. As an independent agency, we compare markets rather than presenting whatever renewal arrives, which matters more in a hard market than in an easy one.

The market you are renewing into

If your renewals have become difficult, that is a documented market condition rather than something specific to your property.

HB24-1108 requires the Colorado Commissioner of Insurance to study the market for property and casualty insurance policies issued to owners of hotels and lodging facilities, alongside unit owners’ associations. The study must consider current market conditions, recommendations for measures to ensure the long-term sustainability and availability of coverage for those owners, and whether captive insurance companies have been formed or could affect market conditions.

Key point: The legislature commissioned a study of hotel and lodging insurance availability because availability is the problem. In that environment, starting your renewal early and presenting the property well matters more than negotiating hard at the end.

What a lodging property needs

At a glance: Property, business income, general liability, liquor liability where relevant, equipment breakdown, and workers’ compensation. Terms and availability vary considerably by property, age, and loss history.

Property

The U.S. Small Business Administration describes commercial property insurance as protecting against loss and damage to company property from a wide variety of events including fire, smoke, wind and hailstorms, civil disobedience and vandalism.

On a lodging property that means the building, guest room contents and furnishings, kitchen and laundry equipment, pools and spa areas, signage, and outbuildings. Valuation matters as it does anywhere: the Colorado Division of Insurance defines actual cash value as replacement cost minus depreciation, while replacement cost does not take that deduction.

Roof terms deserve particular attention on the Western Slope. A separate percentage-based wind and hail deductible, or actual cash value settlement on an older roof, can change a hail claim outcome far more than the premium difference between two quotes.

Business income

If a covered loss closes rooms or the whole property, business income coverage can replace lost revenue during the restoration period. For seasonal properties, the period in which the loss occurs matters enormously, and it is worth asking how a policy handles a loss that shuts you through your peak season rather than your quiet one.

General liability

Guests, and the public generally, are on your property continuously. Liability exposure concentrates around pools and hot tubs, stairs and walkways, ice and snow, parking areas, fitness rooms, and guest room bathrooms.

Liquor liability

If you serve alcohol, that is a distinct exposure rather than something general liability picks up. Colorado’s Liquor and Tobacco Enforcement Division sits within the Department of Revenue and administers liquor licensing in the state. Serving alcohol generally requires liquor liability coverage, and many general liability policies exclude alcohol-related claims where alcohol is sold or served.

Equipment breakdown

Boilers, HVAC, commercial laundry, refrigeration, and elevators fail mechanically, and standard property coverage generally responds to external causes rather than to the failure itself. On a property where a boiler failure in January closes the building, this is not an optional extra.

Workers’ compensation

The Colorado Department of Labor and Employment states that employers must carry workers’ compensation insurance with one or more employees, regardless of whether they are part-time, full-time, or family members, and that anyone paid for work performed is presumed to be an employee. For a property running seasonal housekeeping and front desk staff, that applies straightforwardly.

Coverages owners often miss

  • Guest property, for belongings in guest rooms, which is treated differently from your own contents
  • Innkeepers liability, for property in your care, custody, or control
  • Food spoilage, where refrigeration or power failure affects kitchen stock
  • Sewer and drain backup, a frequent and disruptive loss in multi-room buildings
  • Employment practices liability, given seasonal hiring and turnover
  • Cyber liability, since you hold guest names, addresses, and card data, and Colorado’s breach notification duties apply to that

Cyber deserves a mention on a lodging page specifically. A property management system holding guest records is exactly the kind of data the Colorado Attorney General’s breach notification rules attach to.

Properties this coverage is written for

  • Independent hotels and motels
  • Small inns and bed and breakfasts
  • Extended stay and seasonal lodging
  • Properties with restaurants, bars, or event space
  • Mixed-use properties with lodging and retail

Recreational activities are worth flagging early. Horse riding, guided trips, rafting access, and similar activities are separate exposures that many standard lodging markets will not write without specific underwriting, and some will not write at all.

What affects your premium

Lodging pricing reflects the building, the operation, and the loss record. It is generally shaped by construction type and age, roof age and material, number of rooms and stories, sprinklers and fire protection, distance to a fire response, whether you have a pool, hot tub, restaurant or bar, guest capacity, revenue, claims history, and the limits and deductibles you choose.

The parts you can influence:

  • Document updates. Roof, wiring, plumbing, and HVAC updates are frequently what makes a property acceptable to a carrier at all.
  • Maintain and evidence safety. Pool compliance, walkway and stair maintenance, snow and ice procedures, and inspection records all support both underwriting and defensibility.
  • Fire protection. Sprinklers, alarms, and monitored systems affect availability as much as price.
  • Start early. In a market the state is studying for availability, time is your most useful asset at renewal.

Hospitality is a hard market, and for some properties the options are genuinely narrow. Starting early and presenting the property well matters more than negotiating at the end.

Frequently Asked Questions About Hotel & Motel Insurance in Western Colorado

Why has hotel insurance become harder to get in Colorado?

Availability has tightened enough that the legislature acted on it. HB24-1108 requires the Colorado Commissioner of Insurance to study the market for property and casualty policies issued to owners of hotels and lodging facilities, including current market conditions and recommendations for ensuring the long-term sustainability and availability of coverage. If your renewals have become difficult, that is a market condition rather than a judgment on your property, and it is why we start renewals early.

Do I need liquor liability if my hotel has a bar?

Almost certainly. Serving alcohol is a distinct exposure, and many general liability policies exclude alcohol-related claims where alcohol is sold or served, so the general policy may not respond. Colorado liquor licensing is administered by the Liquor and Tobacco Enforcement Division within the Department of Revenue. If you serve at all, including complimentary drinks at events, tell us, because the arrangement matters.

Does my property policy cover a boiler or HVAC failure?

Generally not the failure itself. Standard property coverage responds to external causes of loss rather than mechanical or electrical breakdown, which is what equipment breakdown coverage addresses. On a lodging property where a boiler failure in winter can close the building, it is one of the more consequential coverages to have rather than to consider.

Am I responsible for guests’ belongings?

Your own contents coverage does not extend to guests’ property, which is generally handled through guest property or innkeepers liability coverage for items in your care, custody, or control. Colorado innkeeper statutes may also affect the limits of your responsibility, which is worth understanding alongside the insurance rather than instead of it.

Do I need workers’ compensation for seasonal housekeeping staff?

Yes, if they are paid. The Colorado Department of Labor and Employment states that employers must carry workers’ compensation with one or more employees, regardless of whether they are part-time, full-time, or family members, and that anyone paid for the work they perform is presumed to be an employee. Seasonal hospitality staffing falls squarely inside that.

Does my hotel need cyber insurance?

It is worth serious consideration, because a property management system holds guest names, addresses, and payment card data. Colorado law requires businesses experiencing a data breach to notify affected Coloradans, and to notify the Attorney General where 500 or more Coloradans are affected, generally within 30 days of determining a breach occurred. Funding that response inside 30 days is what cyber coverage is for.
